Thermal imaging is an advanced & newer technology that inspectors use to get temperature details about a home, and assess how protected against environmental elements the home is. With the use of our infrared camera, we can help identify moisture, insulation, electrical, HVAC concerns, and more.
Sewer Scope

We use a special camera to scope the sewer line to visualize any blockages that are interfering with the plumbing system’s proper drainage. Finding and addressing such problems now can head off catastrophic and expensive repairs later.
The Best Modern Report in the Industry
You are always welcome to attend the inspection! To ensure the most accurate technical analysis, I perform the bulk of the testing solo to maintain deep focus.
Feel free to bring a tape measure or relax in the living room while I work. We will then regroup for the final 30 minutes, where I’ll guide you through a ‘highlight reel’ summary of exactly what I found. Best of all, your full report is typically published immediately upon completion, so you have the data in hand before I even leave the driveway.

What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.
Is this a structual engineering report?
IMPORTANT NOTICE REGARDING ENGINEERING SERVICES: Ryan Martin is a Licensed Professional Engineer (P.E.) in Washington State. However, the service provided is a “General Home Inspection” according to Washington State Standards of Practice (WAC 308-408), not a “Structural Engineering Report.”
While Ryan applies his engineering background to identify defects, this inspection does not include load calculations, seismic analysis, or stamped engineering drawings. If a specific structural defect is found that requires a formal engineering design, a separate referral or contract will be required.
How much does a home inspection cost?
Most homes cost $495 with older (over 30 years) or larger (over 2500 sq. ft.) costing more. There are also charges for radon testing and sewer scopes. Check out our pricing page for more info!
How long does a home inspection take?
My engineering-based process is rigorous yet efficient. Most inspections are completed in 2 hours. While older or larger homes may take slightly longer, onsite time is capped at 3 hours to ensure a focused, high-quality audit without wasting your entire day.
Should I attend the inspection?
It is not required, but attending the final summary (last 30 min) is the best way to get your questions answered instantly. Seeing the findings in person is often clearer than reading about them later. If you can’t make it, don’t worry—the report covers everything in detail.
What if the inspection report reveals problems?
No home is perfect—not even a brand new one. My job is to give you a technical snapshot of the home, not to ‘Pass’ or ‘Fail’ it.
If I find issues, don’t panic. From an engineering perspective, nearly every defect is just a problem with a solution and a price tag. My report separates minor maintenance tasks from major safety concerns, giving you the clear, unemotional data you need to make a smart financial decision.
